Resort-oriented, high-rise condominiums - Baja California, Mexico
When Irongate Wilshire -- Donald Trump's partner for his new Trump Ocean Resort south of Tijuana, Mexico -- wanted to review the potential for the development of this 526-unit, mixed-use, hotel-condominium, 5-star resort project, they required a market overview to determine its feasibility and from where its buyers would come.
What the consulting team ultimately found was that high-rise condominiums had become popular second home choices for buyers from not just Southern California but also throughout the U.S. First, the most comparable properties were located along the Baja California coast. Next, other high-rise condominiums with a coastal location throughout California were included in the analysis to demonstrate the clear value of the proposed project in terms of price, amenities and location.
To demonstrate potential demand, the team reviewed demographic trends in the primary market area of Southern California and the secondary markets of Las Vegas, Phoenix and the San Francisco Bay Area. Ultimately, buyers would be a combination of long-time travelers to the Rosarito-Ensenada corridor, Southern Californians looking for a second home and others throughout the world enamored of the Trump brand.
Other uses at the resort will include a full-service spa, several pools and tennis courts, a general store, various artisans selling their wares in boutiques and restaurants.
Phase 1 of this project has already been released and sold out quickly, making it one of Baja California's best-selling projects in history plus making it the most important comparable project for future development in the region, and well as allowing for potential price increases in Phases 2 and 3.
